What types of properties do you manage?
We specialize in premium residential and commercial real estate across Kampala. This includes apartment blocks, luxury villas, gated community housing, and commercial office spaces. If you have an asset portfolio in the Greater Kampala Metropolitan Area, we have the expertise to manage it.
We utilize a rigorous vetting process to protect your investment. This includes verifying employment and steady income, checking previous landlord references, assessing creditworthiness where applicable, and conducting background checks to ensure we place reliable, long-term tenants in your property.
We prioritize your cash flow. Rent is typically collected on the 1st of the month. Once funds clear, we disburse your rental income directly into your designated bank account (local or international) by the 2nd business day of the month, accompanied by a clear, transparent financial statement.
We have a strict zero-tolerance policy for late payments. If rent is delayed, our system automatically issues arrears notices. Our team actively follows up via phone and in-person visits. If a resolution isn’t reached promptly, we handle the legal eviction process efficiently, strictly adhering to Ugandan property laws to minimize your financial loss.
Once you find the space you need on our properties page, you can schedule a physical viewing with one of our property managers. Following the viewing, you will complete an application form, provide a copy of your National ID/Passport, and submit proof of income. Once approved, you sign the tenancy agreement, pay your deposit and first month’s rent, and receive your keys.
Maintenance is easy and trackable. Tenants can report plumbing, electrical, or general issues directly via our tenant portal or by calling our 24/7 dedicated maintenance hotline. Our team dispatches professional technicians swiftly to resolve issues, minimizing inconvenience to you.
Yes. Beyond property management, Rockwood Property Management provides strategic advisory for real estate investors looking to maximize yield in the Ugandan market. We also have an in-house project management team to oversee renovations, repairs, and ground-up construction to ensure your asset meets premium market standards.
We currently operate five highly accessible branches to serve you better. Our Head Office is located in Nsambya at Plot 1207, DFCU Building along Ggaba road. Our Kireka Branch is located at Mirembe Complex, Kireka, Kampala. Our Kyaliwajala Branch is located in Kyaliwajala, Kampala. Our Najjera Branch is located at Najjera B, Busibante Village, Plot 1789, Kira Municipality, Wakiso District. Our newest branch in Bweyogerere is located at IGA Complex, Plots 2317 & 2318, Block 227, Kyobe Road, Kyadondo, Kira Municipality.
